Tesla India Leases Warehouse Space in Mumbai’s Kurla for ₹24.38 Crore

Elon Musk’s Tesla has reportedly leased 24,565 sq ft of warehouse space at Lodha Logistics Park in Mumbai’s Kurla West for a total rent of ₹24.38 crore over a five-year period.

According to reports citing CRE Matrix, the leased property includes two ground-floor units with a combined carpet area of over 18,000 sq ft and a chargeable area of more than 24,000 sq ft. The lease, registered on May 16, 2025, begins with a license period from April 20, 2025, while the chargeable period starts on June 1, 2025.

Tesla will pay a starting monthly rent of ₹37.53 lakh, with an annual escalation of 5%, taking the total rent over the lease term to more than ₹24 crore. In addition to the rent, Tesla has agreed to pay ₹1.62 crore in common area maintenance charges and has submitted a security deposit of ₹2.25 crore.

The agreement includes a full lock-in period of five years, lasting until April 19, 2030, and covers 20 dedicated parking spaces along with the warehouse units.

It was earlier reported that Tesla has also leased 4,000 sq ft of showroom space in Mumbai’s upscale Bandra Kurla Complex (BKC) for ₹23.38 crore over five years.

The leased space is located in Maker Maxity, a premium commercial building on North Avenue in BKC, and includes two dedicated parking spots. At ₹881 per sq ft, the deal has set a national record for auto showroom lease rentals, making it the most expensive of its kind in India.

In April 2025, Tesla also secured a 30-seat managed office space near BKC for a monthly rent of ₹3 lakh. This office space is part of Tesla’s gradual and strategic expansion in India. The newly leased warehouse is located approximately 4 km from the US Consulate in BKC, according to Hindustan Times.

No Manufacturing Unit Yet

The report comes a day after Union Minister of Heavy Industries HD Kumaraswamy said that, so far, Tesla is only interested in expanding its showrooms in India.

“Tesla—we are not actually expecting manufacturing from them. They are only starting showrooms. They are not interested in manufacturing in India,” the minister was quoted as saying by news agency ANI.
