Sky homes for the uber-rich

When you think of a home, especially one in Mumbai, your imagination doesn’t dare to venture beyond an apartment. The spaces are cramped and wanting to own a home in the city means that you’re already preparing to compromise on a great deal of things, unless your networth is equivalent to the GDP of Oman. Then the sky is the limit, literally.

Provenance Land’s latest project proves just that. After handling the Four Seasons brand for years in India, the team is now ready to launch Four Seasons Private Residences in Mumbai. The project, slated for completion by end-2018 will be a 55-storey tall structure with only 26 units. Catering to a niche ultra-HNI audience, they have already started private sales after discussions with clients, friends and family. Adarsh Jatia, MD, Provenance Land says, “We embarked upon this project with the goal of embodying the advantages of bungalow living in a high-rise tower, so families accustomed to large private living and garden spaces would also benefit from better views, access to well-appointed private amenities, and the assurance of Four Seasons standard of services.”

With a carpet area ranging from 3,300 sq ft for a 3BHK to over 7,100 sq ft for penthouses housing five to six bedrooms, one can ensure that the homeowners can stretch far and wide without an issue. Along with this, there is also an option to customise the list of services that the property will be offering them, right from opting for housekeeping, room service and the likes to the basic valet parking and a club for the residents. Single floor residences will offer living and dining room sizes extending across over 1,100 sq ft, with a five fixture marble clad master bathroom. They will also have on offer north and south duplexes, garden duplexes, and penthouses which will occupy one and a half or two floors each, with up to six bedrooms for multi-generational families.

While all this seems very appealing and leaves one feeling starry-eyed, it is hard to suppress envy as at a starting price of ₹30 crore, affordability is hardly in the picture here. Jatia says, “We realised that there was a demand for such a property in India, but little to no supply for the same. There are people who want to live in apartment spaces but not with a hundred other apartments that are sharing the same common space. That is one of the reasons they end up moving outside India. Besides, we have ensured that our buyers can customise for size within the space given to them.”

While they are looking to launch only by November, there is already enough buyer interest. The company is planning to extend its reach within Mumbai and sees Delhi as a natural progression. Is this going to be the next big thing for those with deep pockets? Jatia says, “This kind of space is untapped in India so far. A lot of luxury development projects are underway that are addressing very different needs at the moment. It is clear that in the case of the need we are catering to, the demand is larger than the supply. So, we do believe that there is a lot of scope going forward.” When you have a house that sprawls across multiple floors with hotel staff waiting at your beck and call, you can be sure almost every billionaire in the country will line up for one.
