India’s 28 listed real estate firms together achieved sales bookings worth ₹52,842 crore during the April–June quarter of FY26, according to regulatory filings, marking a strong start to the fiscal year.

Prestige Tops Chart

Prestige Estates Projects led all listed developers with pre-sales of ₹12,126.4 crore in Q1 FY26. This Bengaluru-based company outperformed, leaving behind peers like DLF, and Lodha Developers, among others.

DLF Ranks Second

DLF Ltd, India’s largest realty firm by market capitalisation, ranked second with pre-sales of ₹11,425 crore in Q1. Strong demand for luxury homes in the micro-market of Gurugram, Haryana was the key driver of its impressive sales performance in the quarter gone by.

Other Top Performers

Godrej Properties reported sales bookings worth ₹7,082 crore during the quarter, followed by Lodha Developers at ₹4,450 crore, and Delhi-NCR based Signature Global posted ₹2,640 crore in the June quarter. Along with Prestige Estates and DLF, these five developers together contributed 71% of the overall bookings in Q1 FY26.

Demand Surge Post-COVID

Most of the sales growth came from residential projects, which have seen sharp demand after the pandemic. Buyers are increasingly choosing branded developers, driven by trust and lower risk perception.

Mid-Tier Players

Among other listed developers, Sobha recorded ₹2,079 crore worth of pre-sales, while Omaxe posted ₹2,001 crore in sales bookings. Oberoi Realty and Kalpataru reported ₹1,639 crore and ₹1,249 crore pre-sales, respectively, indicating steady performance from mid-tier players across major cities.

Bengaluru, Mumbai Firms

Bengaluru-based Puravankara and Brigade reported ₹1,124 crore and ₹1,118 crore in bookings, respectively, while Keystone Realtors (Rustomjee brand) sold flats worth ₹1,068 crore. Sunteck Realty achieved ₹657 crore, and Pune’s Kolte-Patil Developers secured ₹616 crore in pre-sales in Q1 FY26.

Smaller developers also reported activity: Mahindra Lifespace booked ₹449 crore, Shriram Properties ₹441 crore, and Ashiana Housing ₹430.97 crore. Aditya Birla Real Estate sold ₹422.5 crore, while Raymond Realty achieved ₹306 crore in pre-sales during the June quarter.

Other Listed Developers

Delhi-NCR’s TARC sold ₹225 crore, Eldeco Housing ₹221.11 crore, and Max Estates nearly ₹220 crore. Embassy Developments stood at ₹198 crore, while Mumbai-based Arihant Superstructures booked ₹150.6 crore, Arkade Developers ₹142 crore, Ajmera Realty ₹108 crore, and Suraj Estate ₹81 crore.
